Flat roof services in Milton
Milton has a lot of newer housing, and on newer flat roofs leaks usually start at details rather than the whole membrane: a terrace door, a rooftop unit or a drain on a roof that is otherwise sound. We find where the water gets in, fix that spot and tell you how much life the rest of the roof has.
When a roof is past repair, we replace it with EPDM, TPO, PVC or modified bitumen, and fix the drainage so water does not sit on the new membrane. Owners and property managers also book inspections and maintenance visits.
New Milton and old Milton: two different roof eras
Milton was a small mill town for most of its history. It was incorporated in 1857, and Old Milton was built mainly between 1850 and 1890, with a grist mill, woollen factory, tannery and foundry. P.L. Robertson moved its manufacturing to Milton in 1908. Growth was slow after 1979 for about twenty years, then picked up after the Big Pipe water project in 2002. Census data show that about 73% of homes were built in 2001 or later and only 19% before 1981.
That gives Milton two very different roof stocks. In Old Milton and the 1960s Fallingbrook area, older brick houses and storefronts often have flat roofs over rear additions. Beaty, which started in 2001, then Dempsey, Clarke, Coates and Willmott, and the Boyne Survey neighbourhoods from 2015, are recent subdivisions with townhouse blocks whose membrane roofs are still fairly young. Milton Heights and the business land near the Niagara Escarpment hold automotive, manufacturing, distribution and food-production buildings, where very large low-slope roofs are the norm.
Milton weather and your flat roof
Ontario's Building Code sets the climate values used to design roofs in each municipality. They show what a flat roof in Milton has to handle.
- 1.3 kPaGround snow load (about 27 lb per sq ft)
- 0.4 kPaRain load added to snow (Sr)
- 25 mmRain in a 15-minute storm (design value)
- 125 mmRain in one day, 1-in-50-year storm
- -18 °CJanuary design temperature
- 3,920Heating degree-days per year
- 0.43 kPaHourly wind pressure, 1-in-50-year
That snow load is about 1.4 times the Toronto figure. Snow drifts against parapets, walls and rooftop units, and the weight sits on the roof for weeks. Drains that freeze shut leave meltwater nowhere to go.
A design storm can drop 25 mm of rain in 15 minutes. On a flat roof that water has to reach a drain or scupper quickly, so clear drains and sound drain flashings matter as much as the membrane.

Homes and buildings in Milton
The age and type of buildings shape the flat roofs we see. These are the 2021 Census figures for Milton.
- 19%Homes built before 1981
- 73%Homes built since 2001
- 66%Detached and semi-detached houses
- 23%Row houses and townhouses
- 5%Apartments in buildings of 5+ storeys
- 17%Households that rent
73% of homes in Milton were built since 2001, one of the higher shares among the cities we cover. Newer flat roofs rarely fail across the whole membrane; they leak at details first: flashings at rooftop units and terraces, drains and dried-out sealants. A maintenance visit catches those early.
23% of homes in Milton are row houses or townhouses. Flat sections often run across several units, so a leak can start on a neighbour's part of the roof or at the joint between two units. See townhouses and row houses.

Flat roofs in Milton: questions
How much does flat roof repair cost in Milton?
A small leak repair starts from $350 per repair and a new house flat roof starts from $8,000 per roof. Prices in Milton depend on access, layers to remove and the membrane. See pricing.
What causes most flat roof leaks in Milton?
Details more than the open membrane: seams, parapet and wall flashings, drains, vents and skylights. See flashing leaks and clogged drains.
Do I need a permit to replace a flat roof in Milton?
Check with the Milton building department. Replacing the membrane alone is often treated differently from structural work, a new rooftop deck or added weight. See re-roofing permits in Ontario.
My Milton home is fairly new. Why is the flat roof leaking already?
On newer roofs leaks usually start at a detail, not the membrane: a terrace door, a rooftop unit curb, a drain or a sealant joint. Those are repairable. See flashing leaks.
