Flat roofs by property type
A garage roof and a warehouse roof are both "flat", but the access, the neighbours, the budget and the right membrane are very different. Start with the building you own or manage.

View detailsWhy the building type matters
The membrane is only part of the decision. On a small house roof the hard parts are usually the tear-off, the parking of a dumpster and the wood framing under the roof. On a plaza the hard parts are the rooftop units, the drains and keeping the stores open. On a condo the hard part is often the process: a board, a budget and a notice to owners.
Each page below covers what is typical for that building in Ontario, the problems we see most, which membranes tend to suit, how the job is planned and what you can prepare before asking for a quote. For the numbers behind the quote see flat roof pricing and the cost guide.
Questions about property types
My building is not listed. Can I still ask for a quote?
Yes. Pick the closest type, or choose "other" on the quote form and describe the building, the roof size and the problem.
Does the roof type change the price?
It does. Access, roof size, the number of penetrations and whether people are in the building all change the work, so the quote always starts with a look at your roof.
Leak, damage or an old flat roof?
Send a few details and photos. We reply by email with next steps and a written quote.
