How long does a flat roof last?
Every membrane has a typical life range. Where your roof falls in that range depends on installation, drainage, weather and how often someone looks at it.

Commonly quoted service life
| System | Commonly lasts | Notes |
|---|---|---|
| EPDM | 20 to 30 years | Rubber sheet; seams and flashings usually fail before the field |
| TPO | 15 to 25 years | Weld quality and membrane thickness matter |
| PVC | 20 to 30 years | Stands up to grease and chemicals |
| Modified bitumen | 15 to 25 years | Multi-layer; surface granules or coating protect it |
| Built-up roofing | 20 to 30 years | Many layers can be repaired in stages |
| Roof coating | 7 to 20 years, depending on the coating | Extends a sound roof; it does not make an old roof new |
These are commonly quoted ranges, not promises. A roof can end sooner or later depending on the factors below.
What the range really means
A service life range is a typical figure for a roof that is installed well and looked after. The low end is often a roof with poor drainage or no maintenance. The high end is a roof where drains are cleared, seams are checked and small defects are fixed fast.
A roof does not usually fail on its birthday. It declines: seams open first, flashings crack, sections pond, and finally insulation gets wet. Catching the early stages is the difference between a repair and a replacement. See repair or replace a flat roof.
What shortens a flat roof’s life
Standing water
Water that is still there a day or two after rain speeds up wear on most membranes. See ponding water.
Blocked drains
A roof that holds water also holds the weight of water. See clogged drains.
Freeze–thaw and ice
Repeated freezing and melting works water into small gaps. See ice and snow damage.
Foot traffic and equipment
Repeated walking on the same path, or dragging tools, scuffs and cuts the surface.
Poor installation
Thin seams, missing edge fasteners and weak flashing details show up as leaks in the first winters.
Sun and heat
Long summers and dark surfaces dry out some materials and shorten their life.
What extends it
Two checks a year
Spring and fall visits to clear drains, check seams and photograph. See the maintenance checklist.
Fast small repairs
A small split fixed in a week costs a fraction of the water damage after a winter.
Good drainage
Adding a drain, clearing scuppers or adding a taper helps every other part of the roof.
Walk pads and a rule for access
Direct service people onto a protected path.
A coating at the right time
A coating applied while the roof is still sound can extend it. After wet insulation sets in, it cannot.
How to tell how much life is left
Age is a starting point. Then ask a roofer to check four things: the seams (are they tight or lifting), the surface (cracked, bubbled, bald), the drainage (any water still standing 24 to 48 hours after rain) and the moisture (a meter or infrared scan). A roof inspection gives you those answers with photos. See flat roof inspection.
A house roof inspection starts from $250 per roof and a commercial roof inspection from $450 per roof, before HST. Compare that with the cost of an unplanned replacement and the value of knowing five years ahead is clear. For budget planning in a building, see condo roof planning.
Planning a budget around the range
If you own a building, treat the service life as a window, not a date. Start putting money aside when the roof reaches the middle of its range, order an inspection when it reaches three-quarters, and get replacement quotes before it reaches the end. That order gives you a choice of dates and contractors, instead of one emergency and one price.
For a house, the same idea works on a smaller scale: note the year of the roof, set a reminder for the first inspection at roughly the halfway point and keep the invoices. A buyer or an insurer will ask how old the roof is.
Coatings and the roof’s clock
A coating restarts the clock on the surface, not on the whole roof. If the insulation is dry, the seams are tight and the deck is sound, a coating can add useful years at a lower price than replacement. If any of those is not true, the coating covers a problem that keeps growing underneath. Ask for the moisture results before you accept a coating quote. See roof coating.
Silicone, acrylic and urethane coatings differ in how they handle standing water and how long they last, so ask which type is quoted and what its manufacturer says about ponding.
Questions about roof life
My roof is 20 years old and not leaking. Is it fine?
It may be, but a roof near the end of its range can fail quickly in a hard winter. Have it checked and plan the budget.
Does a repair reset the clock?
No. A repair fixes a defect; the rest of the roof keeps ageing at its own pace.
Does a white roof last longer than a black one?
Heat is one factor among several. Drainage, installation and upkeep usually matter more.
